Our new project, PAP PAVLA 10, takes us to the very heart of Novi Sad, in the old city center - Pap Pavla Street, which connects the central pedestrian zone and the city's economic artery - Bulevar oslobođenja.

PAP PAVLA 10 is a modern residential-commercial building with 2 basement levels, ground floor, 3 floors, and attic. It consists of three interconnected segments forming a whole with a total of 114 apartments, ranging from 28 to 280 m². Although located in the city center, PAP PAVLA 10 brings all the luxury of living in a residential zone, with benefits and privileges primarily intended for modern families, but also for anyone seeking peace, comfort, and privacy in a time of rush and responsibilities awaiting us outside the home.

The centrally positioned inner courtyard adds special value and an authentic dimension to the project. Designed as an intimate and relaxing urban garden for residents and users, this green oasis is intended to allow them quality time in touch with nature throughout the year. In addition to the central courtyard of 850m², a backyard space with a playground designed for different age groups of children and entertainment and relaxation content is also planned.

PAP PAVLA 10 also represents a range of innovative solutions belonging to the "green housing concept" - a building approach we have been applying to our projects since 2014. Besides green roof terraces and private gardens with ground floor apartments, what particularly sets this building apart is the vertical garden with 26 photinia trees on private balconies that are part of the street facade.

The building's basement includes a two-level garage, with a total of 132 car parking spaces and over 150 bicycle spaces. The garage entrance will be automated via traffic plate recognition. A total of 5 retail units are planned on the ground floor, with a total area of 805m². The construction of the building will last 30 months.

In today's times, surrounded by concrete and spending hours and days in traffic, thosemoments and places where time seems to stop, where feelings are more intense, and where all senses are surrounded by pleasant content are precious. The Pap Pavla 10 project plans exactly such a special and precious urban garden in the building's courtyard. This intimate zone for relaxation and enjoyment in nature includes seating areas, walking paths, and landscaped green areas with over 50 plant species spread over more than 1700m².

The project also benefits from an automated irrigation system using water collected in reservoirs during rainfall, achieving savings in the maintenance costs of greenery in the building's courtyard.

Location

Living in Novi Sad – then and now

Just a few minutes' walk from the Serbian National Theatre and Trg Slobode, Pap Pavla Street is a place that still bears witness to the heritage and history of Novi Sad, while preserving the city's spirit and rhythm that has made it unique and different for centuries.

Pap Pavla Street cuts through one of the city's oldest quarters, once home to families of craftsmen, traders, engineers, teachers, and professors. Although it begins and ends at busy intersections, this street and walking on its sidewalks slow us down and take us back to Novi Sad as it once was - steady, gentlemanly, neighborly, a city of shared values and differences that enrich us.

Nearby are the Synagogue and the Orthodox Uspenska Church, the Novi Sad Cathedral, and 2 Protestant churches, several theaters, numerous taverns, restaurants, and hidden, precious micro-locations that give this part of the city a special charm and character.

Just a few steps from the building is the "Bubica" kindergarten, 500 meters away is the "Branko Radičević" Elementary School, and the largest open market in Novi Sad - Futoška pijaca, is less than 5 minutes' walk away.
